Here’s what you need to know:

You don't need planning permission for a house extension to the rear if you can meet all of these conditions:

You are extending to the rear of the house only.

You don't extend by more than 45 square metres total (including the area of previous extensions).

You don't extend any floors above ground floor by more than 12sqm, and keep them over 2m from the boundary.

You don't reduce your back garden or yard below 25 square metres.

You keep new flat roofs below the existing eaves, and new pitched roof ridges below the existing roof ridge.

You keep ground floor windows over 1m from your boundary, and upstairs windows over 8m from it.

Some other important things to consider when planning a build:

Anything you build (regardless of planning) will have to comply with the Building Regulations. These govern everything from energy performance to the size of window openings.

You will need to appoint project supervisors to ensure your build goes safely.

Protected structures and conservation areas are a different story - the standard exemptions listed here will not apply.

Consider using the services of a registered Architect, Engineer or Surveyor ​who will be familiar with the planning system.
